Born out of the desire to help local businesses come together and support each other, we’re bringing you a new venture for Coulsdon High Street - a shared office space, which allows businesses to hire a desk and work in a comfortable environment with super fast broadband, without the worry of associated overheads of hiring a whole office. Collaborative working at its best, connecting with other businesses and local workers alike. Also space available for meetings, events and workshops outside of normal office hours.

The aim is for the local community to get to know local businesses, use their services, buy their products and support them, all under one roof. Like-minded business people will get the chance to work together, share the success and reach a wider audience with new connections.

We’re looking for variety, so everyone is welcome. Our aim is to enhance and support the existing businesses on our High Street - so we are also encouraging you to see, work with and collaborate with other businesses in Coulsdon. We have been working with other retailers and businesses in Coulsdon to collaborate and promote everything that's great and going on in and around Coulsdon so we all benefit.

We are open to ideas too - maybe renting shelf spaces to product makers and producers or wall space to artists. We have co-working desks, office space and meeting rooms which can also be used as event space for workshops, classes, business and community meetings; pop-up stalls maybe? We are open to suggestions, ideas and all possibilities.

FineToad is now open!

The co-working office space opened in January 2025 at 35 Chipstead Valley Road, Coulsdon CR5 2RB. We are now part of the Love Coulsdon Loyalty scheme in 2026, for a chance to win cash with Walter & Mair - pick one up from us, when you visit and get your first stamp!

Meet the team.

This initiative is founded by Eleanor Richardson, a property solicitor and prominent member of the Coulsdon community, and supported by her PA, local Coulsdon fan and volunteer Wendy Ager. Find out more about the FineToad team here.
